If the public seems less prepared than the developers and their supporters, now you know why.
The County planning staff is owned and operated by the realtor/developer lobby, as is the County Board of Supervisors. The County Planning Commission has a bit more integrity, so perhaps they will do the right thing and not approve a project that grossly violates numerous laws and regulations.
The planning department staff firmly believe that their job is “to assist applicants in getting their projects approved.” And just in case I wasn’t sure about that, a few years ago a planner looked me in the eye and told me so, in those words.
Wrong. Their job is to insure that projects follow the law (County Zoning Code and the Local Coastal Program), and to assist the Planning Commission and the Board of Supervisors in doing the same.
Anyone who doesn’t believe my opening statement above, please supply statistics of planning staff recommendations for approval vs recommendations for denial. To my knowledge, only once in the last 16 years has the staff recommendation been for denial, and that was for an appeal of a P.C. denial where apparently the staff suspected that the BoS was leaning towards upholding the denial, which they did.
Also, there have been one or two sham recommendations for denial. They were shams because they were accompanied by suggestions for meaningless modifications in order to support an approval.
In order for the Planning Commission to deny a project, it typically has to be clear to them that there is substantial community support for following the law.
Not to take concern away from the sham that is being perpetrated with county assistance (as usual), but this is the sort of thing that should be filed (along with support for paved roads and wide bridges in the place of trails, etc.) for reference the next time county government claims it does not have enough money for its operations.
Given who will be doing the management and spending, is anyone fully awake voting for the measures on next week’s ballot that would gather and direct more money for roads?
You can be all but certain that virtually all the big road improvements that will be necessary in the Princeton and Moss Beach areas and on Highway 1 if the Big Pave office park, by some unpredictable quirk, is built and filled with tenants will be finagled to be paid by us, the sheeple.
