It depends on the local topography, of course. There are wetlands in the open space in the shadow of Montara Mountain, just east of Hwy 1 and north of 1st Street. Caltrans is in the process of restoring some wetlands that were probably filled when the railroad was built in that area, and there are plenty of wetlands that have pretty much always been there. Regarding the Chron's editorial, it's important to remember that the Hearst family, which owns the Chronicle, also owns a lot of coastal land in California and has plenty of business before the Coastal Commission.
While I believe the Chron's newsroom is reasonably independent, the editorial page of any newspaper is always the owner's voice and can be expected to speak on behalf of its owners' interests.

Jack's pretty much correct. If there weren't wetlands, Keenan could have built would have needed to sue.
However, there have actually always been wetlands on the site. HMB mayor John Muller testified that the property was wet long before the 80s, so he's on the record in this matter. The drainage system that "created" the wetlands was set up originally (and ironically) to drain those very wetlands.

If you read the county's groundwater study, it's clear that there is a risk of running out of water or creating salt water intrusion in some parts of the Midcoast's water supply. We don't know the size of the risk because the county has ignored its obligation to collect data on the wells in production. I'm sure Mr. Condotti has well-reasoned and expert opinions on wetlands. I'm sure that the Sierra Club has its own expert opinions. If they differ, there may be only one way to find out who's right. It's clear that the city already has an adversarial relationship with the Sierra Club, and that the city has never included members of the public in its plans for Beachwood. The people George Muteff calls "thugs" defeated Half Moon Bay's effort to undermine our environmental protections -- even though they were outmanned and outgunned by the million dollars the city spent on lawyers and lobbyists. I was out kayaking this afternoon - there were at least 8 dead sealion pups on the outer beach - Another bunch of really emaciated looking pups on the rockwall at the nortwest west gate. And some fat adults chasing anchovies in the harbor.

Getting from Montara to Princeton on a bike is risky. I've done it and there are several places where it's just terrifying, particularly crossing Hwy 1 and getting from Montara to Moss Beach. But Hwy 1 and Sunshine Valley are *very* risky between these two towns. Airport Rd is also deadly, despite its lack of curves and hills. And Princeton is not a good place for kids, either. As part of the Midcoast trails charrette, we walked from EG Elementary to Surfers Beach and discovered how incredibly unsafe…

Judging from the amount of time I spend helping our kids with homework, the impact on academic achievement of not having parents who are fluent in English must be huge. In high school and even middle school, kids with college-educated parents almost certainly have an academic advantage.
That's without taking into the account the impact of living in an economically stable household. And a host of other factors correlated with ethnicity.

Half Moon Bay with its historic downtown at the crossroads of Hwys 92 & 1, should be able to draw sufficient support from day-trippers and locals to make a go of it. It has good traffic from Peninsula & SF residents bound for beaches on the Coastside and further south. It also gets some commerce from bored spouses of conference-goers and golfers at the Ritz. Plenty of towns do a lot better with fewer resources. But with our local weather, it will never be a destination resort. Sound development of…

They say they can't afford to operate the buses.
Ironically, there's little question the last parcel tax wouldn't have failed had it included money for busing.
But there's always money for more and wider roads, but not for much else.

I'm not sure Joomla had much going on when started back in 2004. I'm very happy with Expression Engine for a wide variety of reasons and can't imagine switching at this stage.

We saw the sneak preview a couple of weeks ago and were really impressed with what we saw. This is an ambitious production. It deserves our support, but seeing the performance is its own reward.
